Closing
on time involves teamwork and precise attention. The parties
involved in most all closings are usually the lender,
the mortgage broker, the title company and escrow officer,
the Buyer, the Seller and both agents.
When a home does not close on time, sometimes it is because
of the lender. Fortunately it is often possible to monitor
a lender and assure a timely close. Unfortunately it is
not possible all of the time. Our Team of Experts knows
when and what to do with a lender to best assure a timely
close.
Sometimes, though not often, a mortgage broker or a title
company can contribute to a delay in the close of escrow.
If this should occur, it may be preventable with careful
monitoring and attention to detail by your agent. Our
Team of Experts knows when and what to do with both the
mortgage broker and title company to best assure a timely
close.
You will always have contractual remedy if a Buyer fails
to perform on time. What we do to assure that a Buyer
does close according to the contract is monitor the transaction
by keeping in touch with both the Escrow Officer and the
Mortgage Broker.
